  • Free! Fire insurance premium (approximately 1,000 Baht per year per 1 million Baht worth of home price).
  • Free! Collateral appraisal fee.
  • Free! Mortgage fee (1% of the loan amount up to 200,000 Baht – available only for customers who opt for interest rate with free mortgage category) when applying for ttb cash your home in conjunction with MRTA add-on product. ttb will be responsible for the mortgage fee as actually paid by the customer but not exceeding 1% of the loan amount or 200,000 Baht. The customer must make advance payment on the mortgage date and the Bank will transfer such amount into your ttb savings account within 7 business days. However, in the event the collateral has been redeemed and the loan is fully settled within the first 5 years from the date of entering into the Agreement, the Bank will collect this mortgage fee back from the customer.

If the interest rate without free mortgage is chosen, the customer will have to pay the mortgage fee to the Department of Land as normal.

Repayment period is subject to the Bank’s loan consideration conditions and the eligibility of each customer. Combined with the applicant’s age, the total repayment period shall not exceed 65 years. The actual repayment period as well as the details on the loan amount and installment payments shall be notified to the applicant after the loan has been approved. Other conditions shall be as specified by the Bank and are changeable with prior notice via the Bank’s channels. For further information, please contact any ttb branch or ttb contact center 1428.

Loan Amount:
Starting from 500,000 Baht to 15,000,000 Baht, but not exceeding 90% of the appraisal value.

  • For home loan refinance applied together with Cash your Home: Maximum loan amount not exceeding 95% of the appraisal value.
  • For new Cash your Home application: Maximum loan amount not exceeding 90% of the appraisal value.
  • For refinancing cash your home from other bank to ttb: Maximum loan amount not exceeding 90% of the appraisal value.

 

Repayment Period:
Up to 30 years but not exceeding 65 years when combined with the borrower’s age (maximum repayment period is 30 years under the conditions specified by ttb).

  • Copy of national ID card.
  • Copy of House Registration.
  • Pay slip (latest month) or salary certificate issued within the past 2 months.
  • Copy of bank statements for the past 6 months.


Self-employed Applicants / Business Owners

  • Copy of national ID card.
  • Copy of House Registration.
  • Copy of bank statements showing business revolving funds for the past 6 months.
  • Copy of Business License issued by relevant official agencies:
    1. For company: Copy of Company Registration Certificate (issued within the past 3 months) and copy of the List of Shareholders (issued within the past 3 months).
    2. For limited partnership: Copy of Partnership Registration Certificate (issued within the past 3 months).
    3. For merchant: Copy of Commercial Registration Certificate / Business Registration Certificate.
  • Income and expense account (if any) for the past 6 months / financial statements / VAT Return Form (PP. 30) for the past 6 months.

 

Collateral

  • Copy of all pages of Land Title Deeds or Certificate of Use (Nor Sor 3 Kor.) or Condominium Unit Title Document (Or Chor 2).
  • Copy of Building Ownership Certificate or Residential Building Permit or Land Sales Contract (Thor Dor. 13) or Condominium Unit Sales and Purchase Contract (Or Chor 23).
